Six Ways a Garden Can Add Value to Your Home

In a competitive housing market, enhancing property value and appeal is crucial - creating a beautiful garden is an often overlooked but highly effective method. Gardens are highly sought-after and having one can increase your property’s value by as much as 16%.

Changes in buyer wish lists also mean gardens are more of a priority since the Covid-19 pandemic, with 63% of buyers saying they wanted a bigger garden in their next home.

The property experts at Martin & Co, reveal the top six ways you can add value to your property by enhancing your garden.

How you can add value through your garden Kerb Appeal

First impressions count so instant impact is something to consider if you want to impress buyers.

“A front garden bursting with vibrant colours, lush greenery, and well-designed landscaping instantly catches the eye of potential buyers. It creates a positive first impression, making a home stand out from the rest. This can be crucial in attracting affluent buyers.”

Outdoor living space

Buyers who love to entertain can be wowed by a garden that offers a great outdoor space. Think about which parts of your garden get the sun and at what times of day and create appropriate entertaining spaces.

“Gardens can provide an additional living space where homeowners can unwind, entertain guests, or enjoy quality time with their families.

“Whether it's a peaceful retreat, a cosy patio, or a vibrant al fresco dining area, the outdoor space adds versatility and functionality to the property, increasing its overall value.”

Additional storage and security

Garden storage and solid security are extremely important to buyers. Those with pets or children will want to see a safe garden, so consider how secure things like fences and garden gates are at your home.

“Adding a tasteful shed to your garden not only adds additional storage to your home, but can declutter your outdoor areas, keeping all of your garden maintenance tools in one tidy place.

“A locked shed also deters potential thieves, keeping your possessions safe and reassuring buyers that they’re investing in a secure home. You could also consider adding CCTV or security lighting, both of which can help to reassure potential buyers.”

Increase privacy and reduce noise

Garden privacy is hugely important to buyers and even if your property is overlooked by other homes, there are things you can do to conceal your garden space.

“Privacy is highly valued when it comes to gardens and can often affect the potential price for buyers.”

“A thoughtfully designed garden can offer privacy from neighbouring properties. Pergolas can be excellent screening devices for gardens, while clever planting can also help to shield your outdoor space from surrounding homes.

“Look at using large planters or growing taller plants to create a privatised area. You could also grow wisteria through a pergola to privatise your patio or install a trellis along your fence for climbing plants.”

Add a garden room

A garden room is a great way to add value to your property and could add as much as 15% according to property experts Martin & Co.

“Most garden rooms don't require planning permission, as long as they are within the allowed size range, and can have a multitude of purposes. Garden rooms can be superb, multi-functional spaces for relaxing, working, or exercising.

“With more and more people working from home, a bespoke office space away from the main property can be hugely appealing for buyers and a garden room is a great way to offer that.”

Consider an outdoor kitchen

If you have the space and your garden is suitable for lots of entertaining, you could consider taking al-fresco dining to the next level with an outdoor kitchen.

“Outdoor kitchens are less common in the UK so having one is sure to make your property stand out to buyers.

“However, installing an outdoor kitchen can be expensive, so you’ll need to consider if having one is right for your property and potential buyers.”

Investing in your garden not only means you can enjoy it while you live there, but may also make your home more saleable.

“If you are considering selling your home or simply want to enhance your own enjoyment of the space, it's time to start cultivating your garden and considering landscaping. With the numerous advantages it brings, a well-designed and maintained garden is an investment that will pay dividends for years to come.”
